  • Property Corner Search

Locating and identifying the corners with flagged or brightly painted wood stakes. Properties that are missing the original marked property corners due to various factors, can be located and set by our team.

  • Property Line & Fence Line Staking

For property owners who want to install fencing, we provide property boundary line staking between set corners. Which ensures your fence contractor maintains the integrity of your property line. Where boundary corners are missing, we can expand our services to include the property corner search.

  • Elevation Certificate & Flood Plain Certificate

If your home is in a flood plain, your insurance agent will order an elevation certificate. The elevation certificate is required by FEMA. Which shows the elevation of your home in relation to the estimated height of flood waters. And is used to determine your flood insurance premium.

  • Land & Easement Legal Descriptions

When sub-dividing land, or when public records are incorrect or unclear, our team will research, prepare and certify land or easement legal descriptions.

  • Subdivision Plats & Certificate of Surveys

If you’re planning to subdivide your land and sell off the subdivided parcels, you will need a subdivision plat to provide to the county.  Our team will survey the land and research recorded documents to prepare a plat map drawn to scale, showing the new parcels.

  • Large Boundary Survey & Ranch Surveys

This type of survey can range from a simple section of land to thousands of acres of land which are contiguous or in separate parcels. The boundary survey begins with an examination of historical records relating to the property and the parcels surrounding it. After thorough review of historical records, our team begins to locate existing section and property corners, along with any other evidence of boundaries. The results we find are then compared to historical records and reconciled to reach a final conclusion about the boundaries. If any new section or property corners are missing, we will identify and mark using survey grade GPS equipment. Providing a final report and map that shows the boundary, corners, total acreage, legal description, etc.

When should I have my land surveyed?

  1. When buying a house or property, your bank or lending institution may require that you disclose any discrepancies or missing property corners by a licensed surveyor. Requesting that you provide a plat map or certificate for the property to borrow money on it.
  2. If you believe your neighbor may have trespassed onto your property and you’re having a conflict over property lines, including existing fence lines, driveways, etc.
  3. If you wish to build on your property and want to make sure your investment is safe and legal within your property boundary.
  4. If you wish to sub-divide any parcel of land for sale.
  5. When you intend to sell any lot, tract or parcel of land.
